LITEHAUS

This four-story, 125-unit apartment community is conceived as a contemporary artist housing typology, organized above a two-story podium parking structure with an active ground level defined by an artist gallery and mezzanine workspace overlooking the street. The architecture builds on an industrial language through expressed structure, screened facades, and a layered material palette, while transparency at the base reinforces a strong connection to the public realm and supports an engaged streetscape. Residential levels are configured with open, single-loaded corridors on three sides, creating a light-filled circulation experience defined by floor-to-ceiling railing systems that replace conventional guardrails and emphasize openness and visibility. A mix of studio and one-bedroom units supports a compact, creative living environment, with the overall composition balancing functional efficiency with a clear architectural identity rooted in art, display, and interaction.
