In 2004 the Triple Five Corporation proposed a Mixed-Use Development for the last phase of their massive 80-acre retail development, Boca Park, in the prestigious Peccole Ranch neighborhood.  Various schemes were purposed with high-density Residential, Office, Retail, and Dining venues on a pedestrian-oriented plan.  The great recession put the project on hold and in 2009 the land was sold.
